September New-Home Sales Run at a 676,000 Pace as Supply Reaches 8.4 Months
Sales of new single-family homes ran at a seasonally adjusted annual rate of 676,000 in September 2026, Census and HUD reported on October 27. The release gives buyers and builders a fresh national reading, including an estimated 8.4 months of supply at the current sales pace.
The monthly movement is small and uncertain
The new residential sales release estimates sales 0.6% below August’s 680,000 rate. Its reported ±13.8-percentage-point margin includes zero, so the small monthly decline is not statistically significant. The estimated year-over-year decline of 5.3% also carries a range that includes zero.
The seasonally adjusted inventory estimate was 476,000 new houses for sale at September’s end. Months’ supply relates the stock for sale to the selling pace; it does not mean every listed home will take exactly 8.4 months to sell.
Inventory is a prompt to investigate availability
Our interpretation is that the national supply figure gives buyers a reason to compare options carefully, rather than presume a discount at every development. Availability, completion timing and financing terms can differ within the same metropolitan area.
- Identify whether the specific home is ready to occupy.
- Ask for the final price including lot premiums and selected upgrades.
- Compare an incentive with the price and loan terms available without it.
Keep the reporting period clear
These figures describe September activity, even though the release arrived in late October. They are estimates subject to revision, not a real-time count of today’s signed contracts. A buyer reviewing an offer should therefore pair the national report with written terms for the actual home, including completion obligations and the costs due at closing.
