September Existing-Home Sales Edge Higher, but the National Pace Remains Slow
Existing-home sales rose 1.5% in September 2026 from the previous month, the National Association of Realtors reported in its October release. The improvement offers a modest sign of activity, but it does not by itself establish a broad recovery.
NAR’s September housing snapshot puts the seasonally adjusted annual sales pace at 3.99 million and available inventory at 1.60 million homes.
A national gain with regional differences
Sales increased month over month in the South and West, were unchanged in the Midwest, and fell in the Northeast. All four regions recorded lower sales than a year earlier. NAR also described August and September as the year’s two slowest sales months.
The annualized pace is a way to compare activity across months after seasonal adjustment. It should not be read as the number of homes sold during September alone.
What buyers and sellers can take from the report
Our reading is that the national improvement is a starting point for local investigation. A seller choosing a listing price needs recent comparable transactions and competing listings in the same area. A buyer needs to know whether the specific home has attracted offers, experienced price reductions or remained available longer than similar properties.
- Separate asking prices from completed sale prices.
- Compare properties with similar location, condition and size.
- Use current financing and insurance estimates when assessing affordability.
The next data checkpoint
NAR lists November 12, 2026 as the next release date for October existing-home sales. Until then, September remains the reference month for this report. Local market evidence may move sooner than the national release, so a negotiation should not depend solely on the headline percentage.
